Wazir-e-Azam Apna Ghar / Ghar Ho Tu Apna is a Pakistan state housing finance scheme designed to support eligible residents in purchasing or constructing a residential home through subsidized financing terms.

How the Calculation Works

The calculator deducts the customer contribution from the property value or construction cost. The remaining amount becomes the requested finance amount and is capped at PKR 10 million for calculation.

Finance Amount = Property Value โˆ’ Customer Contribution
First Payment = PMT(5% annual rate, tenure months, finance amount)
After 10 Years = PMT(expected KIBOR + 3%, remaining months, balance)

For tenures above 10 years, the calculator estimates the remaining balance after 120 payments and then recalculates the revised payment using expected KIBOR plus 3%.
